What is included

Every circuit tested

Not a look around. Each circuit in the property is tested with an instrument and the readings recorded, the same way a rented property or a commercial premises has to be.

Every fault photographed

You get pictures of what is actually wrong, so you are not taking an electrician's word for it and you can show it to anyone else.

A costed schedule of works

A written list of what needs doing and what each item costs. It is yours. Take it to us, take it to anyone.

A Safe Electric certificate

Issued on completion by a Safe Electric registered contractor, which is the certification a buyer, a landlord or an insurer will ask for.

Who needs one

  • You are buying a house and want to know what the wiring will cost you before you sign.
  • You are being told you need a rewire and want that tested rather than asserted.
  • You are a landlord and need a certificate for the property.
  • The board trips and nobody has found out why.
  • The house has not been looked at in twenty years and you would rather know.

What actually gets tested

This is instrument work on every circuit in the house, not a visual once over. If you have been quoted a cheaper "electrical check", ask which of these it includes.

  • Insulation resistance

    Pushes a test voltage through each circuit to see whether the insulation around the cable is still doing its job. This is the one that finds cable that has gone brittle with age, perished, or been nicked by a nail years ago.

  • Earth fault loop impedance

    Measures whether, if a fault happened right now, enough current would flow to trip the protection fast enough. A circuit can look perfect and fail this, and if it fails, the protection you think you have is not really there.

  • RCD trip times

    Times how long the RCD takes to cut the power when it detects current leaking to earth. It is the difference between a shock and a fatality, so a slow RCD matters as much as a missing one.

  • Polarity and continuity

    Confirms live and neutral are the right way round everywhere, and that the earth is actually continuous back to the board. Reversed polarity is common in houses where somebody handy has been at the sockets.

  • Visual inspection of the board and accessories

    Scorching, overheating, loose terminations, undersized cable, missing RCD protection, and the results of any well meant DIY. Plenty of what we find is visible if you know what you are looking at.

A survey, a certificate and a rewire quote are three different things

People ring asking for one and need another, so it is worth being plain about it.

A certificate is a piece of paper saying an installation passed. It is an outcome, and on its own it tells you nothing about what to do next.

A rewire quote is a price for work. Given without testing, it is a number somebody made up, and it will move once the floors come up.

The survey is the evidence in between: every circuit tested, every fault photographed, and a costed schedule of works that you own and can hand to any electrician you like. It is what a rewire quote should be built on, and it is the document that makes the other two honest.
